My elderly mother has a 3 bedroom bungalow in East Anglia that she wishes to sell and lucky old moi has been instructed to organise it.
She wants to price realistically and has no illusions: the kitchen was fitted in 1985 (small-ish room), bathroom, boiler (electric), wiring, windows all likewise, and any prospective purchaser would have to be blind to miss that these all need doing, likewise all carpets/curtains need updating. Roof and building structure all seem sound.
How much would you experts suggest knocking off the price of the most recently sold comparable property (this had been completely refurbished) to make the price attractive to prospective purchasers?

The above house sold for £265k in Oct 12.
It needed new wiring new boiler new carpets new kitchen new bathroom – all original 1980’s, and has a massive oak tree in the back garden with a TPO on it

the mirror image house across the street, which had been fully renovated and well decorated, with a better garden sold for £250k in Sept 11
Price to the market, which no one on here can help with without a LOT more info.

*Has anything recently sold in the area? If so what state was it in?
*How quickly do you need the money? If it is important for the money to be in the bank then obviously price lower.0
