OP, this property should have been advertised as "cash buyers" only as it is extremely unlikely anyone would get a mortgage on a lease that short. Have you approached the vendor to see whether they would be happy to apply to extend the lease as part of the sale, or find out how much it would cost you to extend it, and then reduce your offer accordingly.
Are you able to complete quickly, no chain, FTB etc? If your heart is set ont he place, there is no reason why you cannot haggle a little to see if there is any movement on the price to account for this. However, bear in mind it may already be valued low to reflect the short lease ...0
