I would do research then find out you want 40k more than you paid for it in the middle of the biggest ever depression this country has ever seen and come to the conclusion that you need your head testing and move on.It is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -
You paid 230k for it in 2009, what makes it worth 40k more now, and the one down the road selling for 240 in march.

Just thinking, if you want 250k for it, why put it on at 270k. We are looking for houses at the minute and we have a figure in mind for a house of around 250K. I have been putting 260K into rightmove as a max price, but not sure i would/have put 270K in. Just a thought you may be missing out on people who are willing to pay what you say you want for a house in that area but just don't see it as don't go that high in their search terms on RM.

Pretty much what others have said, but as someone looking for a house at the moment, seeing it on for 270k I would think you are after more than 250k (actually I would have no problem going in that much lower, but a lot of people might not)... and those people might not want to pay the extra upfront cost for stamp.
Also, in my search for a house, the first thing I do after seeing a house come online is go to the sold prices and see how much it has gone for in the past (and if I dont know the house number, ill drive past the street on the way to work to see if I can find it). If I saw that you paid 40K less 4 years ago, I would have no interest in looking at it. House prices might have bounced back a bit, but I'd find that too much.0 -
