  • The last viewer on friday I did change tacked, normally I would just show the bathroom and not say anything but this time I said "obvioulsy its not the biggest bathroom, but we compromised on the shower room as you only spend 10minutes each day in there and we wanted the bigger living space and garden" and said why we loved it.

    She did seem to like it but didnt even have a mortgage agree'd so said it was on her list to think about! But she did ask what would be the lowest offer we would take!!

    We have learnt however that buyers are just being polite!

    Your EA fished around when you chivvied them and found someone who wasn't proceedable.
    Viewers may be polite and play their cards close to their chest, but anyone with a bit of gumption will see the only place to put a shower is in a cupboard. Some people may, like you, not mind - for others it will be a deal breaker.
    I wonder if it would be worth spending a couple of hundred quid to get a good builder to draw up some plans to extend into the loft space for another room and a proper bathroom?

    We could do that but people aren't silly they know a loft convserion is a big job and require deep pockets. Something most FTBs dont have.
    I have been keeping an eye on other flats in the area that have what we have but a full bathroom & bigger kitchen and they have yet to sell and were on before us.

    It's well decorated and has lovely sized living and bedrooms, and the outdoor space is fab. To improve the flat internally I would hide the boxes on top of the kitchen cupboards and clear the counter on the right in the photo as that emphasises that you have a shortage of space. Also in the spare room move the bed out from the wall, even if it means you can't fully open the wardrobe door - just so it looks like there's enough room not to have the bed squashed against the wall. I agree with other posters about the deck - it needs sanded and varnished and the garden is very bare looking. Does anyone you know have some big pots of flowers that you could borrow to add a bit of colour for viewings? Or put some bunting up?

    I think for someone who works 9 to 5 it would be easier to sell to as they'll be at work when the school is there so they will have quiet evenings and weekends. You should definitely highlight the low maintenance space - easy to clean and great for having friends over because of the big living space and outdoor areas.

    The garden pics are not the best, he used the wrong lense so it looks very long and barren when its not barren but is long :)
