Halifax Mortgage - Response time?

Hi guys I started my mortgage application last Tuesday and by Thursday I'd provided all of the information they asked me for. I rang for an update on Friday and they looked at my file, confirmed all of my paperwork had been received and said it was with the processing team for approval. So, she said they will probably look at my application on Monday but didn't give any clues on how long it would take before I got an offer. Has anybody had any experience on time-scales with Halifax? My solicitor is asking me to sign some T&C's and pay for surveys which I really am eager to do but I don't want to start that ball rolling until my mortgage is approved!

Has the valuation been done yet?

FWIW solicitor do searches, not survey.

    Yes, sorry - typo!

The valuation has been done, and I think the survey has also been done (I paid for a survey through Halifax) and they have the results from it. Payment has been taken.

And yes, I did mean searches, not surveys. The solicitor wants to do the drainage search which is £83.

If the paperwork has been received and checked and is acceptable, once the valuation has been received from Colleys it should be offered immediately.

Thanks - they said the valuation had been received and they were happy with it. So they must be waiting for paperwork to be checked I guess.

    Hi,

I'm currently in progress with Halifax too... Had to send some documents to the underwriters as outside of normal lending criteria but that came back fine on Thursday, and so they instructed valuation. How long did it take for your valuation to take place & receive the results? Think I'm waiting to be credit checked by them too... I dont think theres anything wrong with my file but so nerve wracking!!!

Anyway, they said to me they aim to turn round applications in 12 days, but that was a target not a definite. Seems pretty short to me, and mines been 9 working days already.

I paid for the valuation on the Tuesday afternoon - same day that my offer was accepted and I kicked off the mortgage application over the phone. I was then transferred to a different department for processing .

Meanwhile, the EA sent me an email saying the surveyors had been in touch to arrange access to the property on the same day. I'm not sure whether they do a valuation and survey on the same day, because I think they can do a valuation without access inside the property. Anyway, when I spoke to Halifax on Friday they said they were happy with the valuation and ready to proceed.

The surveyors sent letters which arrived Thursday and I had to sign them and return them before I could get hold of a copy of the survey, so I'm just waiting on that through the post now.

On the credit check - have a look at your Experian report. They did identity checks and another unrecorded check on the Tuesday and then they did a mortgage application check on Thursday. My score was near enough perfect on Experian so I'm hoping that there won't be any issues.

Hi, I did full app on the 28th and have been told its still in processing, valuation was done on Friday and surveyer said halifax will have results tomorrow. It looks like halifax are instructing survey whilst still in processing.
Did your credit report show mortgage quotation at full application? mine did and this according to experian is only a soft search, quite bizarre as I thought it would leave a hard footprint!!

Yeah, they won't make an offer until they have your valuation so I'd expect they had everything else ready perhaps and were just waiting on that? What was the date of your credit search on Experian?

My credit search was the day after our application and under Application Type just said "First Mortgage" as we're first time buyers.

Me too! I hate to think I could end up having spent £700 on the valuation and still get rejected!
