Looks like there's loads of land both with and without PP for sale in the UK.
How are they prevented from buying it?0 -
Depends on the price.
How are they prevented from paying the market price, and thus "getting hold of the land"?“The great enemy of the truth is very often not the lie – deliberate, contrived, and dishonest – but the myth, persistent, persuasive, and unrealistic.

If the seller is not prepared to sell at "market price". No deal. It's called speculation.0 -

Plenty of land changing hands every week in the UK.
That sets the market price.
Is there some other market price you're referring to?“The great enemy of the truth is very often not the lie – deliberate, contrived, and dishonest – but the myth, persistent, persuasive, and unrealistic.

All chip in a fiver?
Do try and keep up.
The hypothesis was that builders are making huge profits.
If this were really so, a new comer could bit a little higher for the land and still make 'a little bit less huge profits'.0 -

And a newcomer get's money from where?
The banks?
All you said was there was a load of self employed people....why dont' they get together.
Well that's great, until the homebuyer want's to claim on their non existant 10 year guarentee. Great until you ask where the money is going to come from. Great until you figure out that the large builders are the ones getting help from the government, not the smaller players.
There are ots of smaller players already out there.0 -

If there is guaranteed huge profits to be made then yes Banks venture capitalists will make funds available.
Nad of course, if there are really loads of smallers players making huge profits they will easily expand and build all those houses that are required won't they?
and which bit of the national debt history do you wish to suppress?0 -

Well if existing builders are getting % (lots) but there's an opportunity for a new entrant to get % (lots - 1) - then it sounds like the incumbents are underpaying for land due to lack of competition.
Plenty would be interested in a deal like that - it's not as if there are massive barriers to entry.0 -

It's all in the land banking...
Your point is a rather weird one. You may aswell simply claim a few engineers could get together and start competing with Shell.0
