Developers Pushing Help to Buy Big Time

    The same effect could be achieved for nothing by putting a time limit on planning permission issued on landbanks. Round by us developers only release a few plots at a time to inflate prices - this practice needs to be dealt with.

    Perhaps it is time for LAs to only approve planning applications in small batches. Making the land less desirable to purchase in one go. Perhaps the LAs should approve the sale of any land for development to ensure supply meets real demand.

    Round by us developers carpet bomb applications that would give them probably 100 years of capacity if they were allowed.

    There simply isn't the need for such volume in areas outside the SE and Aberdeen.

    Not sure if you've noticed Hamish but it's now 2013, not 2011, and mortgage rates are the lowest they've been for ages. I could easily go and borrow more than I'd be comfortable with tomorrow but that still wouldn't be enough to buy a new build of satisfactory proportions. I could buy a decent older house and that's what I'll be doing but if developers think they can't shift houses it doesn't take a rocket scientist to work out why.

    The only way that I would buy a new house would be if I was building it myself, otherwise it is extremely unlikely that I would buy a new house rather than a period property.

    I wasn't suggestinthat brickies, plumbers etc would have the management skills or access to finance.

    My point is that, if there is so much profit in house building why don't all those people who do have the management skills, jump in an make huge fortunes as there are plenty of skilled workers available to actually carry out the work.

    part of the problem is that large builders and speculators are hoarding building land to bolster prices. Currently it is more cost effective to just sit on it (stopping anyone else using it) than to build on it.

    Yes but if there are massive profits to be made why haven't other people been staring up new building businesses?

    As said above, they are prevented from getting hold of the land.

    New land is being made available all the time.
    Why don't these new entrants outbid the large companies?

    Looks like there's loads of land both with and without PP for sale in the UK.

    How are they prevented from buying it?
