So after all the worry, she never even showed up!! Apparently she got lost so turned around and went home without ringing the EA.0

Grrrr, that's so annoying. Our first 2 were no shows too. We still have no idea why as they didn't return the agent's calls.

Sounds pretty clueless. If she couldn't even be bothered to do what is necessary to find your house - satnav or a paper map then she is likely to be a total nightmare buyer, clueless, hapless and disorganised, plus of course just downright plain rude. She could easily have the rang the EA.
Hopefully better luck with the next one.0 -

Our worry too!
Apparently she has a friend who lives nearby who she is hoping to bring along to the rearranged viewing ... we'll see as we've not heard anything since.0 -

And completely inconsiderate, the kind of person who'd mess you about big-time without compunction or sparing a thought.

Hi,
We've had our house on the market for a few weeks and have our first viewing tomorrow. The EA will not be able to attend at the same time so my husband and I will be showing them around instead.
This is the first time we've ever sold a house so we're unsure of the correct etiquette. For example, should we offer a drink? Should we give them the option to walk around on their own and ask us any questions if they have any? etc.

There is no 'etiquette' - unless you are selling to royalty!
I sold my house through an on-line agency and did a much better job than an agent could do. However, one of the dangers is that you can be over enthusiastic and talk too much - I know I did. Just show the people round and address all their questions politely, even if they appear intrusive. Most people decide in a few minutes whether the property is right for them or not, so if they linger it's usually a good sign.0 -
we are in the process of buying our first place and put in an offer on the place where the owner showed us round. compared to estate agents he was great. he gave us a quick tour and then said "ill put the kettle on anybody want a brew and left us to wander. he also knew all the answers, even to the obscure questions as it was his house, which was far easier than an estate agent going "erm i'll find out and phone you tomorrow". in fact we then had a second viewing where we went back to look before putting an offer in and ended up discussing what we were looking at and what numbers he was looking at and sort of presented the estate agent with a fait accompli of an offer. we ahdnt even met the estate agent.saving for more holidays0
