What to offer?

So having had a mortgage AIP, we have been looking at houses in our area. Found one that ticks pretty much all our boxes, and I'd like your opinion on what we should offer please.

It's on at guide for £235-245k, I know they have had an offer at £220k which was turned down plus 3 other offers which have fallen through. I would like to go in at £225k but wife thinks we should start at £220k.

The absolute ceiling we could afford would be £230k. Any tips on how to sway them? We are first time buyers, ready to move beginning of Sept, I don't think they have found anywhere yet but are also looking locally.

    You have a choice start low and build up gradually

    Or go in with one offer no negotiation e.g £225k

    How does the price compare with others sold nearby ?
  • Look on Zoopla and Rightmove - both websites contain details of sold property prices in the area. Use this as a benchmark for what you should realistically be prepared to pay.

    If £220k has already been rejected, what makes you think they'll accept your offer? I'd start at £225k and stick to your limit. You have to be prepared to walk away.

    It's difficult to price because it's the nicest house on its street, biggest garden, but the location is odd. It's been completely refurbed and to a high standard, but we would want to change the decor to our own taste.

    Other 2 beds around the area sell from between £200k-£230k but aren't as nicely done.

    I don't know how long ago the offer was, the house has been on since Jan and the price hasn't dropped, I think we would be happy paying 230k for it but don't really know where to start the negotiating. I also don't want to offend them...

    If you care about not offending vendors then you're not really cut out for the poker-game that is property purchasing!

    Which is why I'm asking for advice. If the consensus is that I should start low then I'd feel that I'd be stupid not to, and my feelings of offending would be overruled.
