How much would be reasonable to renegotiate on survey?

So the dreaded survey is back and actually its not too bad compared to the last house we tried to buy.
Flagged up are the small flat roof extension needs the roof covering replaced asap as its over 10 years old and water has already come in once although it was supposedly repaired. The surveyor isnt convinced.
The roof will need retiling in the near future, a few slipped and missing tiles but its not a before moving thing even though its a red 3 on the report.
The boiler is a back boiler behind a hideous gas fire. We knew this would need doing eventually as obviously old but the surveyor says asap. This would mean moving it at cost.
The chimney is wearing and will need re pointing in the near future but its probably ok at the moment.
Gas certificate and electrical certificate needed as some of the electrics have been added to and modified.
So im thinking get a quote for the roof and boiler.
Insist on the 2 certificates being done.
When the quotes come back asking for cost towards the repair of the roof. I say this because we queried the water marks with the owner before we offered and she said it was slipped tiles that had been put right. The surveyor is saying different.
My issue is that the house has still been valued at 200K which is what we are paying so do I have any right to ask these things?
We are putting every penny into buying we wont even have enough for new carpets so we are worried about being lumbered with all the things that need putting right straight away. equally we want the house and have already spent out nearly 1k getting this far.

This sounds very similar to my purchase.
I need to install a window lintel in the lounge as the bricks on the front of the house are sagging.
Repoint chimney.

Re cover kitchen extension roof.
Repair or replace conservatory (could just do the roof but surveyor recommends replacing whole thing)
I offered 167500 and the surveyor has valued it at this however he recommended a purchase price of 164 in its current state, and told me once I did work on it then it would make it worth around 175-179 in line with the rest of the street.
I went back to the sellers and told them that the surveyor had recommended 164 and they dropped the price.
I can get all the work bar the conservatory done for the reduction and I knew about the conservatory before offering and would want to replace it anyway.
I'd go back and ask for around 3-5k reduction and point out the works will cost significantly more but you are prepared to split the difference etc.
They won't see your valuation, and have no right to see it.
Be reasonable, and confident and they may just reduce it for you0 -
The valuation stacks up with the offer price.
Most of the observations were things you already knew when you made your offer.
Gas and electrical certificates are not a requirement unless notifiable work has been done in which case you need building control certificates ( sounds unlikely in the case of gas, possible for electrics depending on date and nature of work done).
So it seems unlikely the vendor will want to contribute but you can always ask.0
