finding details on a property

Hi, wondering if anyone has any advice on this.

We have viewed more properties today and there is 1 house that we do like however the garden is smaller in length than the neighbouring gardens.

Next doors garden is very long, where as the garden of this house is about half the length, there is a house that backs onto it where the garden backs onto this one, so it appears as this property we have looked at has sold half of the garden to the house behind iyswim.

How can we find details of this, such as when and how much garden should now the house we are looking at should be left with?
Would this be brought up on a house survey if we did look to purchase the house?

I pulled up title plan and title register from the land register only £3 each but it doesnt give any sort of map with red outline of the area of the property, well in the pdf I got anyway.

But there does show 2 enteries under the charges register, one from 2005 which just says registered charge but the property was purchase in 2003 not sure what that means
and then another entry that says 1.11.12 propertier natwest bank.
Do you think that might relate to garden land sale?

    I eventually managed to see the map outline and yes half of the garden does appear to have been sold as this is highlighted in green and another land registry reference number appears for the property and garden behind.

    Does anyone know if this will present as a problem at survey if we go ahead?

    When part of a registered property is removed from the title then it is often edged and numbered in green on the title plan. The title number shown in green is the title number under which that land is then registered.

    For example if Owner A sold part of their garden to neighbour B then A's title plan would show the part edged and numbered in green. A new title plan would be created for B's new piece of land. It is possible for the new land to be added to B's own property but that is not always the case, particularly if B's own property is mortgaged.

    The 'charge' entries refer to a loan secured against the property. If the charge is dated later than the sale date by 2 years then it is possible that they remortgaged after the end of a fixed term or they may have remortgaged to include the additional piece of garden?

    If the additional garden land was bought after 2000 and is registered separately then the register may refer to the sale date and price paid.

    If the register is silent or the land has been amalgamated into the neighbour's title for the house and garden then you can apply for a copy of the Transfer involved. However as you will not have the specific details of the Transfer i.e. date and parties I would recommend that you Contact Us by email with details of the properties and title numbers involved and explain clearly what it is you require e.g. a copy of the Transfer of part of X from A to B at around (date?) or similar.

    We can then check our records and advise on the specific details of the Transfer in order for you to complete a postal application for a copy of the Transfer. We will also tell you where to send the application. Please note that there is a fee of £11 per document.
