Tenant issues

Tenant has now left property not cleaned few bits damaged burn marks in carpets walls few screw holes required repair and painting I have carried out all repairs etc but do not have all invoices can I still ask for tenant to pay letting agents informed me tenant is refusing to acknowledge there calls emails they have emailed to say I wish make deductions from bond any advice please on this issue have a new tenant moving in monday

Was the deposit protected and were the tenants given the prescribed information? Whatever scheme you used should have advice for when the tenant is not contactable within a certain period of time. Was there a check-in inventory (preferably with photos to show the condition of the property when they moved in)?0

It seems now is a bit late to be thining of chasing for damages, however:
1) is the deposit registered and how long have you got to submit your claim for their deposit (or part of it)?
2) do you have a dual-signed inventory from the start of the tenancy?
3) do you have any inventory at the end of the tenancy? do you have proof of what damage was done such as photos/video or other evidence?
4) have you obtained written quotations from various tradespeople for the work? this may not be strictly necessary but obviously if you have 3 quotes from tradespeople saying it willcost x to put the damage right then you can submit thisas part of your evidence and show that you are being reasonable (also I believe you can submit the invoices to get a cost for the works but how you actually carry out the wor is up to you - so you can prove the damage is say 50 pounds worth but then you can either spend that 50 pounds on the contractor or DIY.).

Tenant moved out 2 June inventory done on move in and leaving also have found tenant owes money to water company0

Damage is minor main thing was left unclean burn marks carpets required replacing small hols In walls where something been fitted required plastering then painting have spoken with water company they have meter reading on move in have done another on leaving so have asked them send bill letting agent to reclaim from bond as well0

Please answer the question regarding whether the deposit was protected. If it hasn't been protected (and the tenants given the prescribed information within the specified time limit, depending on where you are in the UK) then you could have bigger problems than a few burn marks.0
