    If we cannot provide a work reference though can we offer friends or family? Sorry this is becoming a long thread, I just want to make sure I have everything right before I email.

    Dont provide anything, you're not obliged to. If they want to do their own referencing, let them. What do you think they'd do / or are scared they might do? Because in reality, they'll likely just move onto the next person (and hope they dont contact MSE)

    Please please OP see this from the LL / EA point of view.

    You've told them that you'll be moving out soon, but not given them a date, so now the LL will be worried that he'll only have 1 month to find a replacement, but has no idea when that will be...

    Then you’re going to start arguing about the amount of rent to pay in advance...

    The EA is going to smell the LL’s fear and start to talk about kicking you out to give them more time to find a replacement (which will give them more fees)...

    I know the EA isn’t entitled to force referencing or anything else, but do you need the risk of being evicted when you’ve got a house renovation going on?

    The EA doesnt care about you, only fees and money, kicking you out gets them more of both.

    Its the law on unintended consequences that always causes the most stress.

    I do understand that is why we offered 2 months more, but the fact we may move out before the year end should not be a surprise to them seeing as we all agreed that we could give notice after month 6. We actually have to give 2 months notice not 1, plus I can't see how they can kick us out, our tenancy is actually a year and we are not refusing to pay the rent owed.
