    They often state things like:
    • The landlord can give just 1 month of notice
    • There must be a professional clean at the end of the tenancy
    • The tenant may not change utility suppliers
    • The tenant must agree to access by the landlord or representative for any reason, given 24 hours of notice
    • The tenant may not change the locks
    • ...
    These are all unfair terms and therefore unenforceable. If they gave you notice on grounds of breaking one of these it would be deemed invalid.

    Just because you have seen three tenancy agreements with terms like the above in them does not mean they are enforceable.

    Of course, disagreeing with your landlord on what constitutes "fair" can lead to being given S21 notice once your fixed term is over..
