The lender may question the impartiality of any report paid for by you and produced prior to the sale of the house.

I'm surprised the surveyor hasn't advised that an engineer needs to look at the property and provide a structural report. I've done structural reports before for buyers, whose surveys have stated as much, in order for them to get their mortgage.
I think people are suggesting that OP has a survey to find out what the real issue is rather than to preempt a buyer's survey.

Perhaps the surveys are just recommending a structural survey and buyers are moving on - plenty of choice out there - rather than pay for a structural survey which may just be dead money.

I would agree with seeing if £100 would produce a copy of any of the surveys and taking it from there. If the surveys recommend a structural survey, then it might be wise for OP to have this done.
You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'

Scottishblondie - no both our surveys were just basic surveys not structural.
RJS86 - unfortunately we haven't seen the surveys so they may well have advised a further report.
Cazza - the estate agents have been really good and tried to get hold of a copy of the reports however first 2 buyers ignored calls, the most recent buyer did say she would send a copy but then nothing. Estate agent tried to contact her but again not answering their phones. Only thing that worries me about speaking to our insurers is that if the word "subsidence" crops up this will open another can of worms as then future buyers will struggle to get home insurance in the future.
mrsmchapman - people definitely need to remember its not a new build, am amazed that people look round then say that the walls aren't 100% straight, don't look at an old house then! Not thought about an open house, that may be an idea, although we have had a lot of viewings.
Hazyjo - unfortunately the buyers won't part with the surveys or who they used, which they are entitled to do but it doesn't help us.
ValHaller - that makes me feel a bit less worried if potentially the survey recommended a structural survey be done - like you say they may have just wanted to not spend more out just in case.

Thank you loads to everyone who has taken the time to read my post and reply, I think from the general opinion the best way forward is to get a structural survey done, see what it says and if there are things we can rectify get them done and fingers crossed it will say that are house is structurally sound and we can then give the estate agents a copy so they can be upfront with buyers. Then if we get an offer it is more likely to go through as they will already know what will show up on the survey.

Will update when we get it done and hopefully it will be good news!
