Seperation and property bought after

Just a quick question and I'm based in NI if that helps. I have been separated for 2 years now from my husband after a marriage which lasted just over 2. There have been no legal documents drawn up and to be honest we are leading separate live in separate towns. We do have a 3 yr old daughter whom he sees occasionally but doesn't pay for. Today I have seen a property which I want to buy through co-ownership - hadn't intended to do so until next year but builder has agreed that if I pay double booking deposit he will hold finishing the build until January 2014. I am delighted as I've been watching this development being build and dying to have one of the houses. I am applying through co-ownership who have said its fine to only be separated to apply for their assistance but something someone has said earlier has got me wondering if a bank will give me the %age mortgage I need only being separated. I've no worry of my ex trying to claim half as he is happy to walk away and we have agreed when we do divorce it will be a straightforward one as we both agree to walk away although I am thinking to get a legal document drawn up to say this so really I am just wondering if us being separated will have an impact on the banks decision. I am assuming they'll not be looking into his credit report when I apply as his will be c*** given for example hes just had his mobile phone disconnected

You're still legally linked.
Before you buy, get divorced, no matter what he says now, he could change his mind.
Also your linked on your credit file, and they could turn you down because of him, or make you pay a higher rate.0 -
I've been financially disassociated from him on my credit file.0

Get divorced and make sure you get a clean break order so neither of you can try and stake a claim over the others assets. During my separation my grandparents died and I was warned my ex may try and stake a claim but thankfully I got the divorce sorted prior to the inheritance.
