Homebuyers Survey

I have had a Homebuyers survey done on a property that I am buying.
It has come back with a few things that is says are risks.
1) Repoint the Chimney stack
2) Roof Coverings- Replace slipped tiles take up and repoint ridge tiles
3) Other Joinery-Poor external decoration
4) Fireplace,Chimney Breasts, etc-Unvented and redundant chimney breasts
5) Electricity- Lack of recent test certificate
Sounds silly but is this a normal amount of things to have problems with. Also is it best for me to go back to the agent and request the seller to look into these problems . Really appreciate any advice as I am a first time buyer.

1. Okay, it might need doing, but not sure if it's essential.
2. Get a roofer round to provide you with a quote (can probably look at the chimney too).
3. You presumably noticed that when you made your offer. Ignore - just repair/replace if you choose to.
4. Get a ventilation thingy put in if you choose to. Not essential works. Doesn't matter if the chimney breasts are redundant. Keep them or knock them out.
5. They don't need a certificate. Nothing apart from a new build (or newish!) will be up to date on electrical specifications. If you feel it necessary to have the electrics inspected, pay for an electrician to visit. The surveyor will nearly always say that the electrics don't meet today's standards and to get them inspected. Doesn't mean you have to, use your own judgement.
Don't get the seller to make any repairs, I would look into costs and think about revising my offer. But only on essential works, and stuff I'd not been able to notice myself on any viewings.
