Offer advice

Hi all,

In the process of battling out offers. House is on at £164.950, offered £155k and its been rejected. Vendors looking for around £160k but there is some flexibility in that so I've gone back in at £158k

Now, I'd be super happy at £158k and still happy paying £160k but I wanted some opinions...

If I ended up offering £160k and its accepted, would it be reasonable to ask for viewings to cease and marked at SSTC as soon as possible?
It's still a fair bit below asking and I wouldn't want to get gazumped?

Answers on a postcard please!:)

    if your offer is accepted then it should be on the condition that the house is taken off the market and SSTC etc.

    some EA might ask for proof of mortgage or funds before this though, theyre all sightly different

    You should be asking for that whatever offer is accepted.

    The EA will always try to get you to up your offer. Don't tell him you'll pay more if your offer's declined.

    It isn't a huge amount below asking! We are paying £9,000 below asking price on a £179,950 property...

    It is reasonable to ask in my opinion. It does take a while to update websites (particularly rightmove) but it does get done in the end. Although some people have come on here and have clearly come up against some reluctance/point-blank refusal to do so!

    We did kick up a fuss slightly, partly because the house we are in the process of buying was on with two EAs and it was a battle to get the other one (Connells) to take it down. We did end up saying to the Vendors that without an element of trust we would not proceed any further with the sale and funnily enough the house disappear from Connells within the hour. What a co-inky-dink...
