URGENT Tenancy end date

Hi,

We moved into rented house on 19th april.
Lived here for just over 2 years.
Full rent £725 pcm
When we signed on 19th we paid £280 (something) to take the pay period to 1st of May. We then pay every 1st of the month.

We are now looking at moving and wonder what is the notice date.
Main application says notice to be given 1 month before payment due date.

But surely it should be 1 month from the start date of the tenancy? ie 19th

Dont want to ask LA at the minute because if new house falls through.

Don't hand in notice until contracts have exchanged on the property you're buying!

Ask the letting agent to be 100% sure you aren't going to be in breach of contract.

    Hi

Do you have your contract there?

You need to read it and possibly quote the exact words that describe the start date, end date and the rent payment date.
If you've have not made a mistake, you've made nothing

I would 'assume' your rent due date is still the 19th, but that you've essentially paid up a couple of weeks in advance so you can send 'a month's worth' on the 1st, I'd expect you to need to pay for the period 2nd - 18th on your last 'month'.

    quote from agreement:

The term shall be from and including 19/04/2011 to 18/10/2011 (first 6 months then periodic)

The first payment of £286.03 due on 19/04/2011 prior to taking possession.
Thereafter the 'Rent due Date' will be 1st Day of each month during the term of this agreement.

    Ending the Tenancy:
While the tenancy is periodic the one months written notice must expire the day before a Rent Due Date.

Now I know this seems clear in the agreement, but surely we should go by the date we moved in?

Anyone else been in this situation?
I have told the new LA that we give notice on 18th, but maybe I am wrong?

Your tenancy period ends on the 18th.

Your final rent payment should cover 1-18 of the month that you move, assuming that the 286.03 is pro-rata to cover 19-30 April.
