Unhelpful estate agents

Hiya, I wondered if anyone could help me with advice on what I should do next? Nearly 3 weeks ago, myself and my husband applied for a rented property. We checked the requirements first, such as we both should earn at least £27,000 a year etc to which everything was fine so we paid the £250 administration fees for the credit checks to be done.
After a week I had a email saying that we had passed the credit check and the landlord was happy to rent the house to us. After numerous calls to estate agents regarding what dates things would start moving along, they wouldn't return our calls. And then they rang saying 'oh you have a dog?' To which I replied 'yes it's clearly noted on the firm I handed in plus I asked if this was acceptable before handing over any money' this was eventually resolved, after a couple of days they rang saying oh the landlords not to bothered about the dog!
Now we've been asked to provide a garuntor, which we have done so, and the estate agents have rang today saying they think the landlords changing his mind about renting the property and we will lose our £250 now too!!! Can anyone advise what to do next?? It seems excuse after excuse! And for some reason it's gone back on the Internet today!

They have said its none refundable, but I don't see how i should have to pay? Is this unreasonable?0

My mother is also in this situation, I'll be interested to see the responses. The LA are currently flat refusing to refund the money, even though they hadn't done the credit checks when the landlord decided not to let the property.Nothing to report as yet...give me a minute...!0

This sort of thing was on watchdog the other week , these clowns are a law unto themselves, get in there and make a fuss , right in the middle of their premisesNever, under any circumstances, take a sleeping pill and a laxative on the same night.0
