Hi,
I am interested in a 3 year old show house. The developers are asking for £400k for it, but as it is second hand, can I offer less for it? What would be a realistic reduction for the property?

You can offer whatever you think is a reasonable price. What did others of this type sell for? What's included in the price, e.g. furniture, carpets, landscaped gardens? If the builders want to place their resources on and into other developments, they may be keen to sell quickly for less money.
Like all house purchases it's trying to find an acceptable price for both seller and buyer, and there is no set formula, just offers and counter offers.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0 -
Why's it second hand? It's only beeen viewed, not lived in (presumably!) - even though it's 3 years old.

What lincroft says...... sometimes show houses are premuim priced as it is the best plot on the site, and the house is dressed to the nines to appeal to purchasers. but how much of that value remains 3 years down the line can vary wildly. Need to do your research on the development and see what has sold and for how much. Good luck.0
