    I can see how a fraud could be perpetrated pretty easily:

    You put your house up for sale. People view and the EA says to people looking to offer, "I think he'd take quite an agressive offer so viewers start offering 15 or 20% below asking."

    The psychology of some people is such that they'll get easily discouraged and take a low offer. When the seller calls the EA to say they've accepted an offer 15% below asking, the EA can say "I have just got an offer 10% below asking."

    I guess there are loads of variations on this theme.
