Read a few of the offer threads on here and you will quickly see that there are no absolutes.
There is no once size fits all way of going about things.
You will need to take into account current market conditions in your area, how long a property has been on the market, does it have any competition. Is it a fast moving market or is it stagnant.
Is it a unique house, an original of it's kind or are there plenty of similar properties.
There is always a fair bit of research to be done (or at least there should be) before someone makes an offer.
Then of course there are personal circumstances to take into account.
Is the Vendor a committed seller or are they just dipping their toe in the water. Does the Purchaser have time constraints ie schools, new job or mortgage offer about to run out.
How much equity is in the property - is there much wriggle room. Vendors will have a bottom line they need to reach and Purchasers will have a top figure too.
How badly does the Purchaser want the property. Are they really smitten with it or would they be just as happy with another one.
All these variables are part of the equation.
TBH this is why I strongly believe in the Vendor doing the viewings, or at least the second viewings. It gives both parties the opportunity not only to ask questions but also to gather lots of information and tips about how to further proceed.
I have just recently put in an offer on a property which was accepted, after several weeks of viewing and searching. One thing I found particularly frustrating was the viewings that were done by the EA.
Most of them knew nothing about the properties we were looking at. They couldn't answer the most simple and basic of questions. One couldn't even remember where he had put the back door key so couldn't let us outside to see the garden, we had to scramble through the rear fence:rotfl:
The viewings which were undertaken with the Vendor were much more satisfactory. Quite apart from the usual questions and "hard" information we were able to read between the lines and get plenty of "soft" information. This gave us a clear idea of what offers would or would not be acceptable to them.
Both Vendors and Purchasers should use second viewings as an opportunity to do as much information gathering as possible.
Remember as a Vendor you have just as much of a right to ask your Purchaser questions as they have a right to ask you. Nicely of course.:rotfl:0
