Hi,
Hope someone here can give me advice,
My situation is as follows:
I let via agency.
Repossession hearing is next week.
My agency tell me I have nothing to worry about as its for ground let and my landlord is sorting it out.
Last night I opened a letter addrssed to landlord by mistake and found out that not only he hasn't paid Morgage since March 2012, but also that he has o consent to let from his lender.
My tenancy agreement ran out in may.
I have found a flat to move in to.
Does my old tenancy agreement still stand, ie is it a binding document, and as such do I still have to give 30 days notice?

Thanks for the link,
I have decided to move out and have found a new place.
My question is, knowing that landlord has no consent to let, does my tenancy agreement stand / is it legal / and do I still have to give them notice?0 -

My question is,
knowing that landlord has no consent to let, irrelevant to the status of your tenancy
does my tenancy agreement stand yes
/ is it legal yes
/ and do I still have to give them notice?
Yes. You have to give notice in the normal way. (below). If you do not you can be sued for the rent. Especially likely if the repossession does not go ahead (eg the LL pays his mortgage debts before or at the court hearing)

Thanks, that helps a lot.0

I just read the notice link again and I am confused...
My tenancy expired in May.
How much notice, if any, do I have to give my agent?0 -
Your tenancy did not end in May, only the fixed term did. Your tenancy continues as a Statutory Periodic tenancy (SPT). You need to give 1 month's notice to co-incide with a tenancy period. When did your tenancy run from and to (normally the date you pay rent).
If for instance, you pay rent on the 10th of each month, your notice must arrive with the agent on the next 10th, to leave on the following 9th (you can obviously leave earlier than this but rent is due for the whole period until the end of the notice).0 -
I pay rent on first. Tenancy commenced on 03.11.12 and it was 6 months. If I send notice today, when can I move out?
Ps. I not yet paid for June, due to potential repossession on 10th.0 -

However if you send notice today it will not arrive till 5th June (too late for this month), so youcan end the tenancyon 2/8/13.
