Tenant rents through Estate Agent - is it possible to rent to him directly?

Quick question.

1) Tenant is a good person, and might even want to buy the property later on.
2) Estate agents got 2 employees already who left the agency (not a good sign).
3) Landlord wants to reduce the rent for the tenant by simply letting him the property directly without EA in the middle.

Is the landlord allowed to discuss the rent directly with the tenant (who can use a 1 month notice to end the current contract) or that's a breach of the EA agreement and landlord might be sued by the EA for doing so?

    What does the agreement the landlord signed with the agency say about terminating the agreement? The tenant's notice period is irrelevant, the terms and conditions between agent and landlord is what matters here.

    Why would the LL want to reduce the tenant's rent anyway?

    Does landlord know enough about tenancy law and the rules and regs to be able to handle it all himself?

    Did tenant pay a deposit? Has agent protected it in a deposit scheme?

    Depends what it says in your contract

    how can we possibly know?
