Lack of floorplans

I think a floorplan is essential so I'm surprised that only 2 out of 7 local Estate Agents provide them. At least it narrows down my choice!

    Drives me mad. Hate it when there is no floor plan. Can't see the flow of the property and if alterations can be done to make it work for us.

    It is not always that easy to work out the layout from just the description.

    I got my floorplan done as part of the EPC which I had to have done anyway. Wasn't much more expensive. Given that properties are being sold for tens and hundreds of thousands of pounds I can't understand why vendors don't spend a few extra pounds on a floor plan.

    Sigh, rant over.
    It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

    yes it is a pet hate of mine.

    1 of the 4 or 5 main estate agents around never includes them.

    Why? does it save them money?

    My house has quite spacious hallways that would only be apparent in a floorplan or actual viewing. It's interesting that a floorplan seems standard with the online agencies I've looked at.

    The place I'm in the process of buying had no floorplans but did have measurements. I had to sit down with a ruler and a piece of A4 and work it out. As long as it's got measurements then you can work out if you want to view it.
  • so if an advert has no floor plan you wouldn't go and look?

    It is blooming annoying, I agree :mad:

    We have bought houses in the past that haven't had them - our last house (purchased in 2007) didn't and to view it we had to drive 150 miles.......didn't put us off though as you could tell from the dimensions in the details that the overall room sizes were good and the photos gave a good idea of the character on offer.

    I'm another one that will draw out my own plan from the room dimensions and have done this before viewing sometimes to help me work out if it's worth making an appointment or not. After viewing a house with no floor plan I will draw out a scale plan so that DH and I can visualise where we'd put our furniture......

    Contessa - how's it going with your planned sale? We love houses with large hallways - our last-but-one house in Southsea had an amazing one and nothing else can ever live up to that :( We almost didn't buy our current house as it didn't have one at all - but we've re-designed the interior space to make amends!

    It would really cheese me off though if I was selling a house with a feature such as a good size hallway that thanks to the EA's lack of floor plans was not being communicated to prospective purchasers, even to the extent of discouraging some from viewing. Personally I agree that I'd never opt to sell with an EA that didn't offer this service.

    You could - if you could be bothered. Personally, I just discount the property and move on to the others that have floor plans. Granted, I'm not desperate to buy, but I wonder how many good houses get completely passed over because of this.

    some estate agents (round my way anyway) do them as part of an EPC additional extra surprisingly cost more than independant EPC guys. some of the independant EPC guys have them included and others charge extra. so it might depend on if the seller is willing to pay for it

    also if a house doesnt have a plan you might be tempted to go and have a look to see what the layout is like, so might work in reverse?

    i agree that its a bit of a nuisance in this day and age though..

  • I hate it when they don't on rightmove. Much harder to picture how everything fits together.
