What to offer - house been on market almost 3 years

Home Report values house in 2010 at £120k and has been on market since and is now fixed price £99,999
House needs a little modernization new bathroom and kitchen, but otherwise acceptable decor....we plan to installed our own kitchen/bathroom anyway
Home report started a few small issues like old warm air heating system still there despite central heating installed, crack in window, shower not working, some broken tiles in bathroom, fuse box needs updating...
Seller has had property for almost 16 years, its a good quiet area/ end terraced, and walkable to OH workplace.
Do you think the price is fair, im not sure what to offer ///obviously the lower the better for me !

Sounds like the seller wants a certain amount hence being on market for 3 years.0 -
make an offer for what you think it's worth then take it from there. The worse they can say is no. I believe 90% of the asking price is a good start- this is what we did.0

Thats what I thought, there maybe holding out but seems along time to wait.
I think I will have a viewing first (getting arranged atm) and will start with £90k, and be prepared to walk away at £95k.....there are other homes here with much less work to do for the same £100k asking price0 -
Do get some expert advice on the warm air heating system. I did a bit of reading around this online and some of the ducting system for the warm air can contain asbestos - which if you want removed will probably need to be done by specialists - or at least comply with the relevant regulations.It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.
