Prepare to be broke for the first 6 months at least. We are only now just starting to get back on track.

Even if you have a lot of your own stuff, you will need loads of things when you move that you never thought about when you rented.

We haven't even moved into our new house yet (2-3 months off) and my wife has spent £5000 on furniture.

Any buyer must account for and consider the impact of women in a house purchase; i liken it to the 'Butterfly Effect'. She flutters her eyelids and a hurricane of spending appears on your bank statement the following month.

    Thankfully, i was well prepared.

My total spend on furniture (after 1 and a half years) is £1,200 and i moved from furnished rental in a one bed flat to a 3 bed house and every room is now furnished - some to a high standard other still with mismatched stuff - but as it's likely to be my home for a very long time, if not forever, I have all the time in the world to furnish it properly.

My next want is a new suite - hopefully get one from gumtree for around £200
