Advice please - buying

Hi

Can i get opinions on this house please? it has just come on the market at guide price 245k and in my ideal area. It is over my budget but i do think it is over priced as I have compared to sold prices on that street (although there are not that many) for comparable houses eg 3 bed semi of the same size:

Most recently (jan 2013) similar property sold for 225k, (slightly bigger house as extended but smaller garden)

2009 - 185k - this is the house next door - same size house and garden but can't see property ad to see interior

2007 - 240k (similar size but smaller garden)

As it has just come on I don't think the vendors will be open to dropping price at this stage - shall I wait and watch and see what happens? Also the house which sold in jan 2013 was marketed by the same EA - I have a mind to phone the EA and ask why they think this house is worth £245 and explain what I have found re sold prices - or do I hold off for now?

    Golden rule a house is worth whatever someone pay for it. If you start by alienating the sellers, they will probably not negotiate.

    Start by getting a viewing, then when they ask you what you thought, say it's very nice, but pricing itself out of the market. Say you have some more viewings and will get back to them.

    A week later, telephone them and say you have looked at similar properties, but like this one. You wish to offer £X. See what they come back with.
