annoyed with our estate agents

I'm mainly using this to rant but if people can give me tips then great.
Our house has been on the market 4 weeks and I find myself questioning if we went with the wrong agents. theyre popular in the area but they seem to struggle with the basics.
1. The property was supposed to have a Premium Listing on Rightnove. This wasn't done.
2. They listed our house with a floorplan for a completely different house.
3. Neither of the 2 viewings arranged the first weekend we were on the market turned up. According to the agent they've not managed to get hold of them to find out why, but I'm just not convinced.
4. Our second viewer put in an offer, then upped their offer which we still turned down. Our 3rd viewer put in an offer which we also turned down. The agents who we want to buy a house thru contacted our agent today and our agents said that we'd only had the one offer - the first offer, not the value it was increased to. I think this makes us look like liars so I'm not happy and also worries me that they're not keeping track of things.
5. Because we've found a house we like, we asked our agent to contact the buyer who put in the best offer to see if he's still looking and to try and comprise to agree a sale but they just refuse.
6. Four weeks on the market and this is the second weekend we've got no viewings.
I just don't feel our agents are working for us and am not convinced they tell us the truth. I'm also concerned they have no records of two of our offers.
I'm going to call them Monday, but think they'll just fob me off.

One thing springs to mind: what do you mean they refuse? they refuse to contact the best offer so far and negotiate with them?! If so tell them that they are in danger of breaching their contract with you, as they have failed to follow your instructions. You may be forced to terminate the agreement and seek representation from else where.0 -

Don't let them fob you off, they are working for you to earn their percentage, unless they are working for free!
From your post I take it you are in a sought after area, with 3 different offers in 4 weeks marketing. I would go into the branch Monday and ask to speak with the Manager. Take a list of queries/grievances with you and go through them one by one. If the manager isn't available, make and appointment to see him/her, dont let them fob you off, stand your ground. If there are there are other customers in the branch it might be a good idea to make loud reference to how disappointed you are with their service so far....
Don't be afraid to complain about bad service, follow up your discussion with a letter so you have a record of what was said and what action they are going to take."Put the kettle on Turkish, lets have a nice cup of tea.....no sugars for me.....I'm sweet enough"0 -
Mine has been up for 4 months and not one viewing. House is only 10 years old, modern neutral decor and we put it on £10,000 less that two exact same houses sold for last summer. Estate agent blames it on four new developments being built in our town and the incentives people get there. Our development is in much nicer area and we did put house up for £25,000 less than agent advised us. Your agent sounds great compared to ours lol0

That must be so annoying. I'm frustrated enough with just 3 viewings and 2 put offers in. hope things improve soon for you.0 -

They said "he said when he put the offer in it was his max offer". From my point that was a couple of weeks ago and if he's still in the market then we might be able to come to some compromise. If the guy isn't interested then fair enough, but our agents won't call him.0 -

Thanks for the advice. I'm so annoyed with them I don't see why they should get any commission. Unfortunately whilst the agency is close to where we live its not close to where I work and I can't get the time off to go in and complain. I like the idea tho and may do it on Saturday if I feel they're still messing around. Thanks!!0 -
Perhaps you could speak to your manager about starting an hour late and making it up (i dont know what job u do ofcourse
) but these things are best said in person.
Re it being the max offer - it's not up to the estate agent to decide, and unless they sat there with a chrystal ball they should enquire further as you've instrcuted. Remember you're the boss here.0 -

That sucks. Have you thought about changing agents? In 4 months you should have had viewings at least. Hopefully the viewers will start coming for you soon.0 -
You've had 3 offers and turned them down..........
Ball is your court not the agents.
The agents aren't going to waste your time or theirs sending viewers round who aren't going to offer more. When there are plenty of other properties in the marketplace.
As a buyer I don't expect an agent chasing me to make higher offers either.0
