    Forgot to say, they already know what Boyfriend is like from previous dealings, so have also casually mentioned again his low tolerance for overpaying and or messing about. :D

    I'd put in writing your asking price offer of £172,500 conditional on acceptance by 12.00 hours, Monday 3 June.

    If you are feeling brave, you could also add something like;-

    "we are willing to suffer a limited financial qualification required under the terms of the Estate Agency Act, but will not be submitting detailed financial information, or documentation, until we have received acceptance of the offer."

    There is no min/max. It's your way of saying "respond to our offer by x", or we're moving on to the next one...

    I'd do it, because I don't get attached to property, neither does my wife. We had a list of things we wanted in this place and it ticked the boxes, so we made an offer we knew the vendor would accept and we're still here nine years later.

    If you are the kind of person who is likely to have a nervous breakdown if it gets sold to someone else, I'd suggest a different approach.

    Yes, Boyfriend is like you. I am not, and do like this house very much but do not want to be played as a mug for it at the same time.

    So would be interested in your alternative approaches to consider?

    Is it worth asking the neighbours if they have contact info for the daughter?

    House over the road to us was in same situation except it was in dire condition. Helpful next door neighbour had relative's details so could pass on phone number etc....just a thought.

    Or tell the agent you've offered on the other one.

    You can offer on as many houses as you like.

    Then tell 'em that whoever stops faffing about first gets your business & in due course, the commission from the sold property.:D

    I don't like estate agents (but I do love house hunting).

    I reckon making and or telling them we have offered on the other one is going to be the best tactic to use here.

    I suspect we are the only offer at the moment, and they are waiting for us to go in and be "qualified", plus buy time to think up more delaying tactics.

    Problem is with bluffing, you need to follow through at some point if they don't bite.... ;)
