Renting House/Holding a Mortgage

Hi all,

Looking for some help..

I am a third stakeholder in a mortgage on my parents house, a few years ago they re-mortgaged, added me to deeds etc and I took extra money borrowed to build an annexe to live in separate from the main house.

In the past year I've moved out and live with my girlfriend in rented accommodation. At the moment I am paying mortgage payments for what I own and rent to where I live.

I am not on the tenancy agreement at the rented house but should be, am confused how this works. Its a standard mortgage so that is my place of residency, I can't alter mortgage in anyway. I pay my council tax there.

Can I also be on tenancy at rented house? Its currently council tax exempt as my girlfriend is a student nurse. I don't want to pay council tax twice.

    Is the annex empty?(I am presuming it is liable for its own council tax as it is 'separate')

    If it is empty you can google your local council and see if they do council tax exemptions for empty properties (although many councils have stopped this now).

    You could rent out the annex then the tenant would be come laible for the CT.

    If you didn't want to do this then you need to investigate the situation with your girl friend's tenancy.

    Do you have to become a joint tenant and therefore you would be liable for the CT with a singe person's discount?

    Would your daughter's landlord allow her to sublet/you become a lodger? In both these cases I believe you would not be liable for the CT but I am going to check!

    Edit: I was wrong! if you are living together as a couple then you are both liable but since your girlfriend is exempt then you would be liable but with the single person's discount.

    Define 'living', there's no trick.

    Your girlfriend is entitled to have guests stay over, she pays rent (if you choose to help her, good for you), but no it is very unlikely you would have to be on the tenancy and pay CT twice. You have a provable address, that's all that is required.

    If you rent out your old place, then that is a different story. If you get your post to her place also slightly different.

    Check her tenancy, but it's unlikely that you would 'have' to be named.
