If they're getting a mortgage, their provider will insist on their own valuation.

If its just a valuation then it isnt really a survey is it? I think the surveyor will have conditions that you cannot share the report with others.

This is normal. But if you do, the sky does not fall in. The purpose of such a statement is to prevent a legal relationship being formed between the surveyor and second hand users of the survey such that the surveyor is only legally responsible to the person who commissioned the survey.

I would suggest it is pragmatic to show - but not copy - the report or bits thereof to any buyer who is serious about the property, as reassurance for whether it is worth proceeding.
You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'

You can show the report to whoever you like, it's yours, you've paid for it. Like other's have said the surveyor does not want to form legally binding reltionships with 3rd parties.

So for reassurance you can use it to your advantage, if they dont get their own survey done, and there is a problem, its their problem, not yours, nor the surveyors.
