Urgent - Obligation after applying for a property to rent

Hello,
I have applied for a property to rent and I have paid the Estate Agent's fee for the references search. They came back and told them I was approved by the referencing agency and the landlord. Now they asked me to go and sign the contract, and pay the deposit and first month's rent on 8th June.
In the meantime, I have applied for another property that suits me better.
My question is, if I have not signed the contract or paid a deposit, do I have any legal obligation to take or pay for the first house?

Not if you haven't signed anything, you just lose refereeing fees.0

In the circumstances you outline - no. Nothing signed so no liability. They might start jumping up and down about verbal agreements and implied agreements but stand your ground and this will go nowhere. You'll lose your referencing fees obviously.0
