Thanks guys. Before all of the replys I spoke to my dad who has bought 4 properites in the last few months and he told me to go in with our maximum 215 now and just play the waiting game. But I see what you guys are saying. We should let them sweat until tomorrow afternoon at least. Just taking a step back here for now, thanks for all the opinions, much apprciated.0

A year on the market already? Unless it's your one and only dream house, I'd stick right where you are. I'd even suggest you might be moving on to looking at other houses before you'd consider an increase, and see how the agent reacts. If the price cut from 240 was in January, then it's already "stale". You've indicated the area market might (might) be picking up, but there are obviously other houses in the area...
OK, you might lose the house if someone steps in with a better offer, but I'd guess that's odds against in the next three weeks. So, play it cool, try & save money.0 -
I think you can afford to leave it for a day or so. Really let them sweat it out. Our vendors were holding out for the asking price even though we were in a perfect situation for them. They didn't accept our first offer and we left them stewing for 3 days. When we came back to negotiating they were much more reasonable and I think they didn't want to risk scaring us off. Ended up getting the property 9 grand under asking price and a couple of grand less than we would have been prepared to pay.
This is exactly what we did. The vendor started calling the EA to find out why we went quiet.

I was very overly theatrical and camp when I rang back. Told them that we couldn't justify upping our offer and we were going to look at two other properties tomorrow. So there girlfriend! [crosses arms] HUMPH!0

I think in this situation I would say something like "I would offer 210, but your client must understand that if this is not acceptable, then they must move substantially towards this price if they want a deal"
That's ridiculous, that's the same as saying we are offering 210 but will go at least a bit more if you don't accept.0
