Survey results

Just had homebuyers survey back and there is several mentions of damp/high damp, in more than one room but it also says that a damp course has been done so should be under guarantee.

The survey undervalued house by 3.5k.

It also said conservatory is at the end of its life and recommend replacing although I think this is down to it needing a new roof which we knew about.

It also said there is a crack in the brickwork above the lounge window could be a missing lintel.

Finally it said the flat roof on the kitchen needs new covering.

The seller has agreed to lower the price to what the surveyor thinks its worth.

Any thoughts?

    That sounds like a good result. So the survey cost you a few hundred and saved you a few thousand!

    If you still like the house then go for it. You've got a reduction, which a lot of sellers won't do, so that's a win.

    I love the house, I am hoping that there is nothing there that sounds like it will be a money pit? I have not much experience with damp. The conservatory I can live with, and we talked about the possibility of extending the kitchen anyway so we could maybe extend or just get new felting or a pitched roof. The other concern is possible missing lintel? But the house has been standing 60 years so is this a big deal?
