Estate Agent Problems

I am due to move in to a property on Saturday. Renting, 6 month lease. Advertised on all the main websites as available furnished or part-unfurnished and only one price, £795 pcm.

I went to view the house and the owner showed me around, very nice lady, said she was taking the TV and things like that but all of the fitted furnishings and couches and other stuff were being left. Nothing was said of the bedrooms that were great.

Friday just gone i sent a txt to the owner out of curiosity just to see what bits i needed to buy (small things like towels etc) and was informed she was taking the drawers, wardrobe and bed out of the master room. The estate agent has been to pick the keys up today and the owner has moved to Yorkshire. I've been told today all 3 beds out of 3 of the bedrooms have been taken.

Whilst this has been going on I've had ongoing problems with the estate agents of choice, a small firm used because they are a friend of the owner. The girl dealing with me took 2 weeks leave without telling me and didn't set up her out of office reply for a week. The girl that took over takes days to respond and they never answer the phone. Last night i got a reply from her iPhone 5 at midnight. They either have too much work or are poorly set up, or both.

Anyway, i'm in a position where i either lose my job, or i move in to this property. They have me over a barrel but don't know it yet. the property was on the market for rent for 50 days before i found it.

What advice can you give me? What could i ask for? Relief on the first months rent or some of it to buy beds? Any other options? If it was part-furnished would it have been cheaper than the advertised £795? Surely they wouldn't advertise furnished and £795 then expect you to pay more when you get the ball rolling?

    If you had nothing in writing detailing the specific items being left or taken, then you have no claim. If you were told categorically that the beds and other bedroom furniture was being left, and had a written inventory, you would have cause to complain, but it seems you went on word of mouth and assumptions. You could ask whether there would be any reduction for first month to allow you to replace the beds, but the LL has no obligation to do so. There is no minimum specification for "part-furnished".

    The rental advertised price was what you have agreed to rent it for, and the fact that items have been taken which you "thought" may have been left does not provide an opportunity for a rent reduction.

    The LL chooses the agent they employ, and little you can do to change this.
