    Hello again,

    Thank you all for the kind advice so far.

    I have been told by the manager that I am breaking the law by not signing the new tenancy agreement , I just want to double check that this is NOT the case as advised previously.

    Was it then between 15 January 1989 and 27 February 1997 and can you remember was a s20 notice was served on you at the start of the tenancy.

    It would have been a notice telling you that you have a Assured short hold tenancy (AST)
    Advice given on Assured and Regulated Tenancy, Further advice should always be sought from a Solicitor....

    Hello again,

    No it was post-1997 and I was only asked to sign the tenancy agreement, I don't recall an S20 at all.

    The manager is off on one. It is a lie. At the moment you are on a Statutory Periodic Tenancy, all legal and above board.

    I suggest you contact the Landlord over this and find out their take on the matter.
    You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'

    Arguably it is they who are arguably committing an offence under "The Consumer Protection from Unfair Trading Regulations 2008" in trying to get you to sign a contract by misrepresenting the law here

    Sorry I have to clarify that what I signed over 10 years ago was an AST. I can't find the agreement right now so I cannot say for definite whether it is an S20. There were several references to the 1988 Housing Act though.

    The s20 notice is only important,if you moved into your current address between 15 January 1989 and 27 February 1997 ?

    After 27 February 1997 it doesn't matter !

    You don't seam sure when did you 1st move in ?
