    You should mention this to any mortgage provider. You will need to have insurance as a mandatory requuirement for any mortgage ... and I don't know any insurer that will insure any property that remains unoccupied and uninspected for 4 months.

    You might be wiser putting off your purchase plans until you return.

    I won't be going away for at least another year, I have family around the area and they would check up make sure everything is ok. I really need to buy a property soon as I have my daughter 3 weekends a month and its hard work staying with relatives.

    So they will probably need some power. e.g. a light to look around in the dark winter days, perhaps to keep the garden up together, etc.

    It would also be useful to keep the heating on at a low level during the winter to avoid damp formation, burst pipes etc.

    As you are not going away for at least a year, then choose the lowest price tariff for you now ... just be careful of any that may have early exit fees extending beyond 12 months :)
