Sold prices & Land registry query

hi...how long after a house sale does the Land Registry publish the "Sold" price? thanks

    What is not published in price paid data?

    Price paid information excludes:

    •all commercial transactions. By this we mean any transaction that involves a corporate body, company or business
    •sales that were not for full market value. By this we mean, the sale of part of a property, a share of a property or the sale of a property at a discount. This includes right to buy properties, a repossession sale or a transfer between parties on divorce. Please see below for a full list
    •sales that have not been lodged with Land Registry.

    The following will be excluded from our figures:
    •All commercial transactions
    •Transfer, conveyances, assignments or leases at a premium with nominal rent which are: ◦Right to buy' sales at a discount
    ◦subject to a lease
    ◦subject to an existing mortgage
    ◦to effect the sale of a share in a property
    ◦by way of a gift
    ◦by way of exchange
    ◦under a Compulsory Purchase order
    ◦under a court order
    ◦to Trustees appointed under Deed of appointment where no beneficial interest passes
    ◦Vesting Deeds Transmissions or Assents
    ◦of more than one property
    ◦Leases for 7 years or less.

    Third-party websites can take longer to load the data - we normally estimate that it will appear within 2 months of the sale being registered at Land Registry but this can vary for the following reasons

    The normal sequence of events is
    a) sale completed
    b) application made to Land Registry to register purchase (how quickly this is done will vary from solicitor/conveyancer to solicitor/conveyancer but normally within 2 to 4 weeks)
    c) registration completed - normally a matter of days if everything is in order. If not then can take 4 to 8 weeks often depending on how quickly the solicitor/conveyancer resolves any issues
    d) sold price data is passed to third party websites around the 20th/21st day of each month. It is not a daily upload but a monthly one
    e) third party websites load that data - timing will vary according to their own schedule

    In theory therefore we would expect to see the sold price appearing on third party websites within 2 months of the date of sale.

    It can't be 'excluded' in so far as someone asks us not to include the sale price or make a price paid/value entry on the register.
    Itismehonest has linked the thread to our website and the list of exclusions which we apply and in the case of a new build a reason for its omission could be that it was not for full market value e.g. a part exchange perhaps? The only way to check would be to report it as a possible error and for it to be investigated.

    ipri - perhaps you could report the possible error as well?

    The data is collected from a variety of sources as part of the land registration process and whilst we make every effort to ensure that the data is as accurate as possible mistakes can happen. Human error can occur when capturing the information although this is very rare.

    I have question and hopefully you could help in clarifying it. From this link,

    I could see that some of "price paid" entry was written twice although it shows the same price. For instance "September 2012" sale on the following Post Code
    - GU26 6DW it is shown twice as on the date 21/09/2012 for £617,000.
    - S81 0PX it is shown twice as on the date 24/09/2012 for £69,000
    - etc, similar things exist several times

    What I want to know is that why thye need to be shown twice ? Is was a mistake and then corrected or what ?

    adindas - having had a quick look at the csv file for the table you mention (Sept 2012) it is clear that there are indeed a number of duplicates. That is not the case in other months I have viewed so I suspect it relates to Sept 2012 alone.

    I do not believe that it was a mistake which was then corrected but I shall do some further investigation and come back to you with an outcome and explanation. Hopefully this will be on Monday/Tuesday.

    adindas - I have done some digging and I understand that we had a technical issue which impacted on the September file and created some duplicates.

    The two examples you refer to were in fact deleted in October but after publication of the September dataset. As a result the dataset as a whole will have been brought back into line thereafter.

    So essentially it was a system error which has subsequently been rectified.
