    Likewise. I lived in a 3 bed house as a singleton. We bought a 4 bed house and extended it to a 5/6 bed long before deciding to have a child. In theory, we never have to move or pay a penny more stamp duty. ;)

    ..and she was dead right on that one. My priorities were/are exactly that - because those are two things you basically cant change later.   • We just moved from a 2 bed to a 4 bed. It's just me and my partner but we wanted to "future-proof" our move so that we have enough space for 2 kids. Moving once and paying one set of fees appealed to us.

    Moving into a 3 bed semi on monday, bought for the future. Another move is pointless and were covered for any happy accidents that may come along!

    I bought for current circumstances with a long term plan. Small cheap first house, pay off mortgage quickly, then buy dream house therefore missing out second "rung". I don't want children but I do want a pet room.

    I read your question as wondering between a 2-bed and a 3-bed. If you can afford the extra 40k without a lodger then go for the 3-bed.

    If you're actually choosing between a 1-bed and a 2-bed then don't even consider the 1-bed. Even without children or pets you will outgrow a 1-bed very quickly and be wanting more space, plus they are harder to sell on.

    Get as much space as you can!

    You can use the extra room for guests, for storage, or even just to put in a rowing machine or exercise bike. if you can afford the extra 40k then definitely do it.

    Go big. You'll be glad you did in a year's time.

    2 bed is plan as likely we will outgrow! Just playing writing game on right property. So far I've found few places as 2 bed but really second bedroom very small. Ideally 2 double bed property is what I'm looking for at ground level with garden
  • We're in a two bed and could do with a third bedroom (or second reception room) now. And that's without kids, not that we have plans to have any. But we need separate offices for work, which eats up two rooms. Right now mine is in the lounge, which is not ideal.

    Definitely looking to make a long term move, so I'm looking to buy as much space as I can afford. Ideally, it would be three bedrooms, two reception rooms plus a kitchen diner. I'll compromise on the second reception room for now if there was scope to extend the property in the future though, as I know we will use it.

    That's discounting room for a pool table, which I know DH would love. :rotfl:

    For now and the future.

    Good location and additional space is a key. Not looked too into the future about schools etc.

    ...and the one note of caution I would sound here re respective 2 bedroom houses is that if/when you come to sell there WILL be buyers out there who will try and ignore the fact that your 2nd bedroom is a genuine double bedroom and you have more reception room space and/or more storage than other 2 bedroom places and think you should sell yours on to them for the same price as a tiny type 2 bedroom house....:tongue::whistle: with a small 2nd bedroom/no storage/less reception room space...:cool:
