new garage

hi

Our existing garage is at the end of garden and is deteriorating. Its made of pre-fab panels. there is an asbestos roof which is leaking and door is difficult to open as the mechanisim seems corroded. I dont know the size but its big enough to fit a car.

As we just had a baby we are finding ourselves depsreately short of space in the house. so looking to get a new garage which will mostly used as storage.

i gather a new brick built garage may cost around £8-10k in london. The pre-fab one might be cheaper although not as good as a brick one in appearance and may be structurly.

Any throughts on this? Any recommendations for any pre-fab garage manufacturers? Did google but not familiar any names for pre-fab garage makers.

    Does it have to be a proper garage, or would a garden store made out of metal suffice until finances improve?

    Have you thought about timber frame? You can build something really nice for less money and less time. I built mine on my own in 2 weeks off work a few years ago. You could even get a kit for a bit more.

    There are 2 prefab garage outlets near me, you need to check out somewhere similar.
    They are a perfectly acceptable option, I'd guess lifespan is at least 30 years and probably a lot more.
    Certainly far cheaper than the custom built option, and a decent brick pattern 1 is a fair copy of solid brick.
    My advice would be to make it 1/2 as big again as you think you need it to be, you will fill it;);)

    Someone will correct me but they also probably come under the description of temporary buildings, so no planning BR concerns??

    sounds interesting. is it on concrete base? do you get any water ingress from the bottom of the base?

    any idea as to where can i get the "kit" for it? i doubt i can get even a week off to do this on my own so may be can hire a handyman / carpenter?

    Yes concrete base and no water ingress as at all. You can buy kits from loads of places and you can also get bespoke kits manufactured. From a google search these guys are in Kent. http://passmores.co.uk/products/timbergarages/index.html I have no personal experience but it will give you rough prices.

    I would also get quotes from carpenters as they will build exactly what you want. As mentioned previously over size what you want.

    If you don't have time/ability to construct it is definitely better to get someone who knows what they are doing to build it. The finished product will be better quality and it will be upr and running a lot faster.

    150miles away i'm afraid, (no not really, I'm glad, it's cheaper here by 1/2)

    If the structure of your garage is ok could you just replace the roof and door?.
  • Hey, sorry a bit late to this but timber garages are a great option over traditional brickwork. If you already have a concrete base to build on, they are so much more affordable and better insulated. Our company is regularly running offers on timber products to help you save money too.
