Am looking for some advice on what to do - if anything - to ensure (or do as much as I can to try to ensure!) a quick completion on a flat purchase.
The situation is that the Vendors are going on holiday mid-June and we go on holiday after they return. If we don't complete before they go away, we're going to have to move twice. There's no chain - we're in rental accommodation and the Vendors are moving in with family till they find somewhere new.
The valuation is done, the lender is happy, all the searches are done. There are a few outstanding queries with the freeholder but nothing that seems to need particularly long to sort out.
The Vendors have said that they're happy to complete before their holiday but their solicitor hasn't replied to even some very basic (and I imagine quite standard) enquiries yet.
I'm using a flat-fee conveyancer that I guess has little incentive to make this happen particularly fast. However, my conveyancer has been great - it seems to be the Vendors' solicitors who are dragging their heels.
I think the Vendors are genuine when they say they are happy to complete before their holiday but can't be sure... They don't seem to have done much to make the sale happen with any speed.
I don't want to jeopordise the purchase so don't want to put too much pressure on anyone but think that surely the paperwork can be processed faster.
Any tips on anything that can be done to speed up the process would be welcomed.
