"Guide" asking prices driving me mad

    The properly we are looking at, the lower end is £270,000.

    Due to stamp duty & the fact they've been on the market since last August, am going to offer £250,000.

    Our buyers are cash buyers & no chain from our end.

    Be honest though, am I being really rude & cheeky!?

    im sure you wont be the first person to offer 250 to the seller, it all depends on how much they are willing to accept

    Just spoke to my next door neighbour, whose flat is on the market with the same agent as the one I'm going to see later. His is on the market for £270 - £290k. Interestingly he said he hasn't had a *single* offer which I find incredible considering our location and the fact it's a lovely flat. He said he was persuaded to put it on with a 'range' because the EA said it would prevent people from trying to get it below stamp duty. But it's been on the market since October and he reckons that the price range has dissuaded people who *might* have offered £250k as a cheeky gamble - assuming the sellers would immediately dismiss. He's quite disheartened and is just going to change it to a straight £270k to see if that makes any difference, although to be honest he's not really in a rush to move.

    Mrsmortenharket: I'd say go for it. They can only say no, and if it's been on the market that long they surely have to accept that £250k is going to be the starting point for anyone really.

    Moonraker, I think this is why the house hasn't sold.

    In the area I am looking to buy, in the month ours took to sell, we've lost about 6 houses we likes the look of.

    This one still hasn't gone.

    I know it's £20,000 but I do suspect the owners are cutting their noses off to spite their faces.

    Houses tend to be on the market for £250,000 or in the better location up the road, £320,000 plus.

    Will offer £250,000 & go from there.

    That £20,000 will cost you £25,600.

    £250,000 = £2,500 duty
    £270,000 = £8,100 duty + the £20,000

    I expect they want more as they're buying they're retirement home in another county.
