Historic property valuation

Hello everyone

I was wondering if someone could please help me.

I am trying to do a CGT calculation and struggling to find a historic property valuation..............from March 1982. I have tried local estate agents and chartered surveyors with no success.

I have also tried to calculate the increase from the date of purchase - 1970 - based on the purchase price then. Sadly, I can't seem to locate information on how much prices went up during that period on Google.

Any ideas how I can determine the price or calculate it? The house is in London.

    What do you mean you've tried Chartered Surveyors? Are you saying you've asked them for the data and they've not been able to provide it or they've refused to provide you with a valuation? A CGT valuation is quite standard and most surveyors should be able to complete such a task.

    I've rung several local surveyors and they say they can't provide the information. One suggested I contact an estate agent, which I had already done. Another two suggested I go to the library and look through microfiches of the local papers at the time.

    At that point, I gave up and decided to speak to the HMRC themselves and they have said I can calculate the value in 1982 based on the purchase price in 1970, uplifted by an appropriate index.

    I still don't understand. Have you just asked them for the data, or asked them to complete a valuation on your behalf for a fee? If the former, then they're not going to provide it to you free of charge over the phone. If the later, then I'm surprised they've refused the instruction - phone a few more surveyors or phone the RICS and ask for a referral to a CGT valuer in your area.

    It's the latter. I called to arrange a viewing and agree a price. All three said they wouldn't be able to do it as the information wasn't readily available.

    That response, along with the feedback from the local estate agents and the "newspaper" comment led me to believe all they would do, if instructed, is find the sold price of similar properties in the area for the dates I was interested in. Well, I can do that myself, using the land registry records!

    I will call HMRC and double check the indexation method I have chosen as an alternative is acceptable before I spend ages wasting time calling surveyors again.

    In that case I'd call the RICS, I work in commercial property and getting 1982 data really isn't that difficult for an expert as cgt valuations are not uncommon. The RICS should be able to recommend someone for you.
