That's what I thought but then, realistically who wouldn't want to save £2000 in fees if they could, I am sure we all would want to, just because he wants to do this doesn't mean I should expect anything different.
Just to be clear I am not trying to defraud anyone and if anything I think I will gain through using the agent.0 -

I feel you should always treat others as you would like to be treated yourself.
You know the agent is legally and morally entitled to his/her fee.
I might consider asking for a share of the vendor's 'saving' (or theft) but then I might just let it slip to the EA (that I found the property on Rightmove) after the sale had gone through.
GGThere are 10 types of people in this world. Those who understand binary and those that don't.0 -
I can't see it being very difficult to leave out the agent
The vendor can just cancel the contract he has with the agent, - both parties can then instruct their solicitors to get on with the business, - the agents will be none the wiser, & will not be able to prove anything anyway.
In regards to moral issues, - EAs dont have morals

Bypass under all account the EA and save yourself and the vendor some money.
There are very few monopolies left and EAing is one of them.
About the fees. Would you pay a plumber £3000k plus vat for an hours work?? would you pay a plumber £3000k for a days work???
Would you pay a plumber £3k for a weeks work. Remember this is man hours.
