Mortgage for self employed

Options
Need to borrow £30,000 on a £190,000 house. Finding cheaper property in the area is unlikely.

Current mortgage almost paid off. Is it better to clear that debt or try to increase it with another lender? Current lender said no either way.

Any lenders recommended for self employed with only 2 years of accounts but showing steady growth?

    Nationwide were only interested in two years of accounts for me, but I am a FTB. No idea about the rest of your questions, sorry.

    Two years accounts or SA302s acceptable to many lenders. Is the average net profit over the two years enough for the amount you want to borrow?
