How long would you wait for vendor to find a house?

Some background info: Offer on house was accepted mid March. Vendor hadn't found anything to buy but was actively looking and committed to moving.

Mortgage application was just waiting on the survey which was booked and date arranged. Survey people went to property and were turned away by vendor saying she hadn't yet found a house so survey wasn't going to happen. Panic stations. Various phone calls to EA who confirmed she had declined survey, were trying to save us money and vendor still committed to selling.

It has been just over 2 months now and still waiting. As far as I am aware and according to village pub gossip the vendor is looking for a specific area in the village, and is being a bit too picky.

I am a FTB, everything in place to move and although I am flexible on the timescale I feel like I am being taken advantage of by the vendor. She is not going to go into rented accommodation for the sale of the house to go through.

In the meantime I am looking at other properties but nothing has come up yet in the area, for the right price etc.

How long would you wait? Is there anything else I can be doing to push the house sale along?

  • It's (generally) a buyers market, give her a deadline and if she doesn't comply then pull-out. I'd suggest another month, maybe two at the most.

    Sending away your surveyors may even cost you money and at the very least would probably annoy the lender having them turned away and looks very unprofessional on the part of the EA who should have got the OKs from the party to proceed.

    Very odd the vendor turned away the surveyor - not as if they are paying for it.

    Yes I expect you will still have to pay as it's not his fault he couldn't get into the house.

    I walked away from almost exactly this situation in March. Until the vendor has found somewhere she wants to move to, she's in no hurry, and has no motivation to accept even a reasonable offer. Her asking price is high, and I can't help feeling she wants to put people off buying. It's still on the market after 4 months...

    If I were you, I'd set a deadline... But only if you really are willing to walk away.
