B1 usage????

  • Class B1. Business
    Use for all or any of the following purposes—
    • (a) as an office other than a use within class A2 (financial and professional services),
    • (b) for research and development of products or processes, or
    • (c) for any industrial process,
    being a use which can be carried out in any residential area without detriment to the amenity of that area by reason of noise, vibration, smell, fumes, smoke, soot, ash, dust or grit.
  • I've just found an intriguing residential property that has Class B1 business use. It's described as a commercial unit but is actually a detached bungalow. Would there be any issues with us buying it and using only as residential?
  • We would want to extend it so would need planning permission for that so would it be an issue then?
  • I work from home 1-2 days a week and OH 1 day - would that count, if we were to have a totally separate office space?

    If you wished to live in it, you would need to apply for a change of use to residential use (if your business activities are only minimal) or mixed use.

    You would need to apply for Planning Permission for your extension as there are no Permitted Development rights on buildings classed as Business use.

    You would be well advised to have a word with your local Planning Office, who will be able to advise you in more detail.

    Many thanks S D W. I may go and see it and then speak to the Planning Officer. I have not quite sussed out where it is (can't tell from details) - it is either in a place with similar buildings (in which case I assume change of use would not be forthcoming) or on its' own in which case I would have thought more likely to get reclassified?

    Yes, if it is in a residential area it is much more likely to be granted COU to Residential.

    If it is in a business area, then it is unlikely that permission would be granted.
