Rent: Leaving Early

Hi folks, after a bit of help.
OK basically we rent, been here 5 years and in January signed a fixed term 1 year lease.
Problem is we desperately need to leave, we have really noise neighbours each side and behind us. All we hear is crying babies, shouting and drumkits. My wife and I both work from home and it's draining us.
We potentially have found a new place but after checking the lease today I thought the lease was periodical not fixed. I'm unsure what the best way of getting out of here is. The landlady is pretty good and fair but whether she was let us end early I don't know.
Is there is kind of loophole we could use? Noise pollution, harassment? It's causing so much stress for us all.
Any help would be much appreciated.

Is there a break clause in the contract?
If not, negotiate.

we want to move out of our rental early (3 months) we spoke to our landlady and she was fine, aslong as we pay her fee's for getting the next tennants (circa £486) so much better than £2500 rent0

exaclty the reason I only sign six months! been in that position and it's no joke, you can agree to get out of the contract but it will be on approval of the landlord/landlady and if you have troublesome neighbours they may want to keep you there as it will be hard for them to find new tennents

You get terrible neighbours even when you own a place. My incredibly noisy and rude neighbours have just left after driving us nuts for 4 years. I work from home too, and I just took to putting nice chilling music on to drive out the sound of him shrieking abuse at his ex-wife down the phone (the neighbour worked from home as well unfortunately). But now they are gone and it's lovely. The whole of my terrace is happy!0

I have to work with music on, only thing that keeps me sane! It was OK until maybe 6 months ago and the babies and drums started :SHow will the land lady re-let it with such problems?
